Terms of Service

Furnished Club LLC ("Company", "we", "our", or "us") operates a digital platform that serves as a marketplace and relay service connecting users with third-party booking providers and property management platforms. Furnished Club LLC is not a party to any booking transactions, lease agreements, or rental arrangements.

We do not own, manage, operate, or control any properties listed on our platform. We are not the landlord, property owner, or property manager for any listings on our platform, except for properties specifically identified as directly managed by Furnished Club LLC.

Our role is limited to:

• Providing a platform to display property information and availability
• Facilitating connections between renters and third-party booking providers
• Relaying booking requests to external booking engines and property management systems
• Displaying pricing, availability, and terms controlled by third-party providers

When you book a property through our platform, your booking is processed by and executed through a third-party booking provider such as (but not limited to) Guesty, Hostaway, Booking.com, Airbnb, VRBO, or other external booking management systems.

Furnished Club LLC is not responsible for:

• The terms, conditions, or policies of third-party booking providers
• Property accuracy, availability, or condition
• Payment processing, charges, or refunds
• Booking confirmations, modifications, or cancellations
• Guest-landlord disputes or disagreements
• Property maintenance, cleanliness, or guest safety
• Lease agreements, rental terms, or legal obligations
• Security deposits, damages, or insurance matters

All such matters are the exclusive responsibility of the property owner, landlord, or third-party booking provider managing the property. By booking through our platform, you agree to direct all questions, complaints, requests, and disputes to the appropriate third-party provider or property owner.

Furnished Club LLC does not process payments, collect rent, or manage financial transactions. All payments and financial matters are processed by the third-party booking provider connected to the property you are booking.

Refund Policy: Refund eligibility, processing, timelines, and amounts are determined exclusively by the third-party booking provider or property owner. Furnished Club LLC has no control over refund decisions and cannot process or authorize refunds on any booking.

If you need to request a refund, cancel a booking, or inquire about a charge, you must contact the third-party booking provider directly through the booking engine or the property owner.

THE FURNISHED CLUB PLATFORM AND ALL INFORMATION, LISTINGS, AND SERVICES ARE PROVIDED "AS IS" WITHOUT WARRANTY OF ANY KIND.

Furnished Club LLC makes no representations or warranties regarding:

• The accuracy, completeness, or reliability of property listings or descriptions
• Property condition, amenities, or compliance with any laws or regulations
• The legitimacy, reliability, or trustworthiness of property owners or guests
• Availability, pricing, or terms set by third-party providers
• The security or safety of any transaction or booking
• Fitness for a particular purpose or merchantability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, FURNISHED CLUB LLC SHALL NOT BE LIABLE FOR:

• Any damages, losses, or expenses arising from the use of our platform
• Any disputes between guests and property owners or landlords
• Property damage, theft, injury, or accidents at any property
• Breach of lease agreements or rental terms
• Financial losses, unauthorized charges, or refund disputes
• Service interruptions, errors, or failures by third-party providers
• Any indirect, incidental, consequential, or punitive damages

Property owners and landlords are solely responsible for:

• Maintaining their properties in safe, clean, and habitable condition
• Complying with all applicable local, state, and federal housing laws and regulations
• Obtaining proper licenses, permits, and registrations required by their jurisdiction
• Maintaining appropriate insurance coverage for their properties
• Ensuring guests have exclusive, peaceful enjoyment of the property
• Providing accurate property descriptions and photos
• Processing refunds and resolving disputes with guests
• Maintaining security deposits and following applicable laws
• Managing lease agreements and rental terms

As a guest booking through our platform, you agree to:

• Treat the property with respect and care
• Comply with all house rules and lease terms provided by the property owner
• Not cause damage to the property or disturb other residents
• Follow all local laws and regulations during your stay
• Respect the privacy and rights of the property owner and neighbors
• Not engage in illegal activities or discrimination of any kind

All disputes, complaints, and claims related to a booking or property must be directed to:

1. The property owner or landlord directly
2. The third-party booking provider that processed your booking

Furnished Club LLC is not a party to any dispute and cannot resolve, mediate, or arbitrate any conflicts between guests and property owners. Furnished Club LLC makes no attempt to resolve disputes and has no obligation to assist in dispute resolution.

By using our platform, you agree to indemnify and hold harmless Furnished Club LLC, its owners, officers, employees, and agents from any and all claims, damages, losses, liabilities, and expenses (including attorney fees) arising from:

• Your use of our platform or booking of a property
• Your conduct or actions during your stay
• Any disputes with property owners, guests, or third parties
• Your violation of these Terms of Service or applicable laws
• Property damage, injury, or loss caused by your actions

For properties we do not directly own or manage, Furnished Club LLC:

• Does not verify property listings, photos, or descriptions
• Does not inspect or assess property condition or safety
• Does not screen or background check guests or property owners
• Does not guarantee availability, pricing, or booking confirmation
• Does not enforce lease agreements or rental terms
• Does not provide customer support for booking issues

Furnished Club LLC reserves the right to modify these Terms of Service at any time. Continued use of the platform constitutes acceptance of the modified terms.

These Terms of Service are governed by the laws of the jurisdiction where Furnished Club LLC is registered, without regard to conflict of law provisions. By using our platform, you agree to submit to the exclusive jurisdiction of the courts in that jurisdiction.
